First Meeting / Interview Stage:

  • I explain my role as your agent and what that means to you. I’ll provide you all the benefits of my 34 years of residential real estate experience, during which time I’ve been involved in the listing or sale of nearly 1,000 properties.
  • I explain the entire process of preparation, listing, sale, and closing on the sale of your home.
  • I provide you with the most complete and recent sales activity in the area to help you decide on your asking price.
  • I fully explain all the paperwork involved in the listing and sale of a property before you are asked to sign anything.
  • I fully explain my policy on cooperation with other Realtors.
  • I explain the “pros and cons” of open houses, and let you make an informed decision as to the value of having an open house.
  • I provide reference letters from over 150 past clients.
  • I visit all the houses that come up for sale in the neighborhood so that my information is up to date and accurate.
  • I’ll let you decide on both the price asked for the property and the commission you’ll pay to get it sold, and why that’s important.
  • I’ll explain the options you have with regard to dealing with “multiple offers” on your home.
  • I always carry my cell phone with me, and I make note of my cell phone on my voice mail so that I can be reached virtually all the time by my clients, agents that may wish to show your property, and prospective buyers.
  • I am a notary public, and offer free notary services to all my clients and customers.

Pre-Market Preparation & Listing Stage:

  • I’ll thoroughly measure and inspect your property and explain why that’s important.

  • I’ll thoroughly photograph your property for marketing and reference purposes, using the latest in digital technology.

  • I’ll produce a professional looking floor plan of your property and explain why that’s so critically important to the success of the ultimate sale of your property.

  • I’ll assist your with the preparation and “staging” of your home for the market, based on what I’ve heard from buyers over the past 30 years as to what’s most appealing to them, and what triggers their desire to buy.

  • I’ll coordinate the necessary “Truth in Sale of Housing” inspection of your property with a qualified inspector.

  • When appropriate, I’ll coordinate the placement of an HMS “Protection Plus” Home Warranty and Inspection for your property.

  • I’ll produce two sided full color brochures for the house and the brochure box on the “for sale” sign, and I’ll keep the brochure box full.

  • I create a “.pdf file” (that’s Internet lingo) of the Welcome Sheet brochure and other pertinent documents regarding your home for easy and accurate transmission over the Internet via Email.

  • I identify agents working in the area and send them information about your home to increase awareness.

  • I attach a state-of-the-art electronic lockbox to allow ease of access for agent showings, while assuring complete security of your property during the marketing stage.

  • I have a “for sale” sign installed on a timely basis

  • I load photos of your home onto the Internet and the Regional Multiple Listing Service within 4 hours of the property being “on-line.”

Marketing Stage:

  • Timing is everything; I coordinate the marketing to have maximum, focused impact and let you decide on the best time of day and day of week to commence the marketing campaign.

  • I coordinate the advertising of your home to have maximum impact; timed properly, placed properly, with complete information, and with a photo when appropriate. And, since your home is unique, I won’t use the same old hackneyed real estate phrases.

  • I feature your home on its own web page at www.stevetownley.com and additional photos at www.ehometour.info

  • I send out color mailers to the entire neighborhood indicating your home’s availability.

  • I arrange for a tour of your property with all agents active in the area.

  • I provide copies of all disclosures for interested parties to take when touring the house.

  • I provide you with feedback from the showings of your property to help you determine an on-going marketing strategy.

 Post Sale Stage:

  • I assist the appraiser to make sure we get a satisfactory appraisal.

  • I help you gather information the buyer will need to bind insurance on your home so that the buyer is fully prepared for closing.

  • I work with the lender and closing company to be sure there are no last minute surprises, and keep you informed.

  • I arrange for meter readings and final bills for the utilities.

  • I attend the closing to make sure everything is finalized properly.

  • After the closing, I maintain complete files (both paper and electronic) on your property in my office.
